Electrical problems are one area where the line between a DIY fix and a dangerous mistake is very thin. This guide helps Florida homeowners recognize the warning signs, understand what’s safe to handle themselves, and know when to call a professional — before a small issue becomes a fire hazard.
Florida’s climate creates some unique electrical challenges. High humidity accelerates corrosion inside outlets and panels. Summer lightning storms are among the most frequent in the country — and a near-strike surge can silently damage appliances and wiring. Older Central Florida homes, many built in the 1970s through 1990s, often still carry outdated wiring and panel equipment that wasn’t designed for modern electrical loads.
Most electrical issues give you warning signs well before they become emergencies. Knowing what to look for — and taking it seriously — is the best thing you can do as a homeowner.

Frequently tripping circuit breakers
A breaker that trips once in a while when you’re running multiple heavy appliances is doing its job. A breaker that trips repeatedly on the same circuit — even under normal use — is telling you something is wrong. It could be a circuit that’s undersized for the load, a failing breaker, or a fault somewhere in the wiring.
In Florida, this is especially common in older homes where the original electrical panel wasn’t designed for today’s air conditioning demands. A central AC unit pulling power on the same circuit as a refrigerator and microwave will overwhelm circuits quickly.
What to do: Reset the breaker once and note which outlets and appliances are on that circuit. If it trips again without heavy load, stop resetting it and call a licensed electrician. Repeatedly resetting a faulty breaker can cause overheating. Never replace a breaker with a higher-amperage one to “fix” the tripping — that removes the safety protection entirely.
Dead outlets or switches that stop working
Before assuming the worst, check two things: your GFCI outlets and your breaker panel. GFCI outlets — the ones with the Test/Reset buttons, found in bathrooms, kitchens, garages, and outdoor areas — protect entire circuits. When one trips, it cuts power to all the outlets downstream on that circuit. A dead bathroom outlet is often caused by a tripped GFCI outlet in another room entirely.
What to do: Find all GFCI outlets in your home (check every bathroom, the kitchen, garage, and any outdoor outlets) and press the Reset button on each one. Then check your breaker panel for any breakers in a middle position. If an outlet is still dead after checking both, the issue is likely a loose wire connection inside the outlet — at that point, call a professional.
Flickering or dimming lights
Lights that flicker occasionally when a large appliance kicks on — like the AC compressor or a refrigerator — is normal. What’s not normal is persistent flickering, dimming in multiple rooms at once, or lights that dim and then return to full brightness on their own.
In Florida, flickering lights are sometimes caused by loose neutral connections in the panel — a condition called a “floating neutral” — which can actually damage appliances and create fire risk. Summer lightning activity also causes subtle damage to wiring connections over time that shows up as flickering months later.
What to do: If flickering is isolated to one fixture, try replacing the bulb first. LED bulbs on dimmer switches not rated for LEDs will flicker — check switch compatibility. If the problem is in multiple rooms or comes and goes, have an electrician inspect the panel and main connections.
Surge damage after lightning storms
Florida leads the nation in lightning strikes. A direct or nearby strike sends a massive voltage spike through your home’s electrical system in milliseconds — fast enough to silently damage TVs, computers, smart home devices, refrigerators, and HVAC control boards before any circuit breaker can respond.
The tricky part: surge damage isn’t always obvious right away. An appliance may seem to work fine after a storm, then fail weeks later as internal components that were partially damaged finally give out.
What to do: After any significant storm, do a full walkthrough — check all appliances, test all outlets, and look for any burning smell or scorch marks near outlets and the panel. Outlets that are warm, discolored, or sparking
A warm outlet, a buzzing or crackling sound from a wall, yellowish or brown discoloration around an outlet cover, or a spark when plugging something in — these are not minor inconveniences. They are warning signs of arcing, a loose or deteriorating connection, or wiring that has overheated. These conditions directly precede electrical fires.
In older Florida homes, aluminum wiring (used widely in the late 1960s and 70s) is a particular concern. Aluminum expands and contracts differently than copper, causing connections to loosen over time and creating exactly these symptoms.
What to do: Stop using the outlet immediately. Don’t plug anything into it. If there’s a burning smell anywhere in your home — even without an obvious source — treat it as an emergency. Turn off the circuit at the breaker and call an electrician. This is not a wait-and-see situation.
Humidity and moisture in outlets and panels
Florida’s year-round humidity is hard on electrical components. Outdoor outlets, garage outlets, and any outlets in rooms with poor ventilation are vulnerable to moisture infiltration — especially in older homes where weatherproofing has degraded. Inside the breaker panel, humidity can cause corrosion on bus bars and terminal connections, leading to resistance, heat buildup, and eventually failure.
After a hurricane or heavy flooding, water can infiltrate wall cavities and reach wiring and outlets that appear to be dry from the outside. This is an invisible hazard that has caused house fires in Florida neighborhoods weeks after storm events.
What to do: Outdoor and garage outlets should have weatherproof covers in good condition — replace cracked or missing covers immediately. After any flooding, have your electrical system inspected before restoring power to affected areas. If you notice corrosion or moisture inside your breaker panel, do not touch it — call an electrician.
Outdated panels and wiring in older homes
Many Central Florida homes built between the 1960s and early 1990s still have electrical panels and wiring that weren’t designed for modern loads. Federal Pacific Electric (FPE) Stab-Lok panels — extremely common in this era — have a well-documented history of breakers that fail to trip under overload conditions. Zinsco panels have similar issues. If your home has either, replacement is strongly recommended.
Beyond panels, older homes may have two-prong ungrounded outlets throughout, undersized wiring that can’t safely handle today’s appliances, and missing GFCI protection in wet areas — all of which are both safety concerns and potential issues during a home sale inspection.
What to do: If your home is more than 30 years old and hasn’t had an electrical inspection, schedule one. An electrician can tell you the condition of your panel, identify any wiring concerns, and prioritize what actually needs attention. Annual electrical check — what to look for
A quick annual walkthrough takes less than 20 minutes and can catch developing problems early:
- Test every GFCI outlet using the Test and Reset buttons — replace any that don’t respond
- Check all outdoor outlet covers for cracks, missing gaskets, or signs of moisture inside
- Open the breaker panel and look for any corrosion, burn marks, or breakers that feel loose
- Smell for any burning or warm plastic odor near the panel, outlets, or behind appliances
- Check that no circuit breakers are in a permanent “half-tripped” middle position
- Look behind large appliances for outlets that may have been damaged by heat or moisture
- After each major lightning season, test all appliances and smart home devices for proper function
