If you’ve ever poked a screwdriver into a piece of wood on your home and watched it sink in further than it should, you know the sinking feeling that follows. Something is wrong with that wood — but what, exactly? In Florida, two culprits are responsible for the vast majority of structural wood damage in residential homes: dry rot and termite damage. They can look remarkably similar from the outside, they both compromise the structural integrity of the wood they affect, and they both tend to spread well beyond what’s visible before they’re discovered.
But they are fundamentally different problems with different causes, different patterns of damage, and different solutions. Treating one like the other is a mistake that leads to failed repairs and recurring damage. This guide will help you tell them apart, understand what caused the damage, and know what needs to happen to fix it correctly.
What Is Dry Rot?
Despite the name, dry rot is not actually caused by dryness. It is caused by a specific category of fungi that digests the cellulose and lignin in wood — the structural components that give wood its strength and flexibility. The fungi require moisture to grow, which is why dry rot is so prevalent in Florida: our combination of high humidity, frequent rain, and the moisture that accumulates in poorly ventilated spaces creates ideal conditions for fungal growth in wood structures.
The term “dry rot” comes from the appearance of the wood in its advanced stages, when the fungus has consumed most of the structural content and left behind a dry, crumbling, cube-like residue. At this point the wood has lost most of its strength and integrity — but the damage began in a wet environment, not a dry one.
Dry rot spreads through wood via fungal spores and mycelium — the root-like structure of the fungus — which can travel through wood and even through masonry to reach new food sources. This is why dry rot doesn’t always stay confined to the initially affected area. A small patch of dry rot on a window sill can spread into the wall framing behind it over time if the moisture source isn’t eliminated.
What Is Termite Damage?
Termite damage is caused by termites — social insects that consume wood as their primary food source. Florida is home to several termite species, but the two that cause the most damage to residential structures are subterranean termites and drywood termites.
Subterranean termites live in the soil and travel up into wood structures through mud tubes — pencil-width tunnels of soil, wood particles, and termite saliva that protect the colony from exposure as they move between the ground and their food source. They consume wood from the inside, following the grain of the wood and hollowing it out while leaving the outer surface relatively intact.
Drywood termites, by contrast, live entirely within the wood they’re consuming. They don’t require contact with soil and don’t build mud tubes. Their presence is often indicated by small piles of frass — termite excrement that looks like tiny pellets or sawdust — near the affected wood.
Both species cause damage that can be extensive and structurally serious by the time it’s discovered, because termites work inside wood where they’re hidden from view.
How to Tell Them Apart
Appearance of the Damaged Wood
Dry rot produces wood that looks darkened, shrunken, and cracked in a distinctive cube-like or brick-like pattern. When you press on it, dry-rotted wood crumbles or breaks apart with little resistance. In its earlier stages, dry rot may appear as a white or grey fungal growth on the wood surface, or as wood that looks darker than surrounding material and has begun to crack along the grain.
Termite damage, by contrast, produces wood that looks hollowed out from the inside. Termites follow the wood grain as they eat, creating a honeycomb pattern of tunnels and galleries inside the wood. The outer surface of termite-damaged wood often looks intact until you press on it — at which point it may buckle or sound hollow when tapped. Subterranean termite galleries frequently contain soil or mud packed into the tunnels, which is a distinctive identifier. Drywood termite galleries are clean and smooth.
Moisture Association
Dry rot is always associated with a moisture source. If you find dry rot, there is — or was — a source of excessive moisture nearby: a leaking roof, a failed caulk seal around a window or door, poor ventilation in a wall cavity, a plumbing leak, or ground contact that allows moisture to wick up into wood framing. Finding and eliminating the moisture source is as important as replacing the damaged wood, because dry rot will recur in the repaired area if the moisture problem isn’t solved.
Drywood termites do not require moisture — they extract the water they need from the wood itself. So drywood termite damage can occur in wood that is perfectly dry and well-ventilated. Subterranean termites do require moisture but source it from the soil rather than from a building deficiency.
Mud Tubes
The presence of mud tubes is a definitive indicator of subterranean termite activity. These narrow, tubular structures appear on foundation walls, piers, and any surface that termites must cross between the soil and the wood they’re consuming. They are typically found along the base of exterior walls, inside crawl spaces, on poured concrete foundation walls, and around utility penetrations where pipes and conduits enter the building.
Dry rot produces no mud tubes. If you see mud tubes, you have subterranean termites — full stop.
Frass
Frass — the pellet-like excrement produced by drywood termites — is another definitive identifier. It looks like a small pile of coffee grounds or very fine sawdust with uniform pellet shapes, typically found directly below or near the infested wood. Drywood termites push their frass out of the wood through small kick-out holes, which is how these piles accumulate.
Dry rot does not produce frass. If you find small uniform pellets near damaged wood, you are dealing with drywood termites.
Sound Test
Tap on the surface of the damaged wood with a screwdriver handle or knuckle. Termite-damaged wood often sounds distinctly hollow — because it is. The interior has been consumed while the outer shell remains relatively intact. Dry-rotted wood in its advanced stages does not sound hollow in the same way — it tends to sound dull and may crumble rather than flex under pressure.
Smell
Active dry rot often produces a distinctive musty, fungal odor — similar to the smell of a damp basement or rotting wood in a forest. This smell can sometimes be detected through wall cavities or near affected areas even before the damage is visible.
Termite damage does not have a distinctive odor in most cases, though a large active subterranean termite colony can sometimes produce a faint musty smell due to the moisture they introduce into the wood.
Why Both Are Especially Serious in Florida
Florida’s climate creates ideal conditions for both problems simultaneously, and in some cases they occur together. Wood that has been softened and moistened by dry rot is actually more attractive to subterranean termites, which prefer wood with elevated moisture content. And a termite infestation that creates small tunnels and galleries in exterior wood can allow moisture to penetrate more deeply into the structure, creating the conditions for secondary fungal growth.
Florida also has one of the highest concentrations of Formosan subterranean termites in the country — an especially aggressive invasive species that forms larger colonies and causes damage more rapidly than native subterranean termite species. Formosan termites can destroy structural wood significantly faster than other species, which makes early detection even more important.
The subtropical climate means that both termites and wood-decay fungi are active year-round in Florida — there is no cold season that interrupts their activity the way a northern winter would.
What Happens If Either Is Left Untreated
Both dry rot and termite damage are progressive. Neither stops on its own. Dry rot spreads as long as moisture is present and unaffected wood is accessible to the fungal mycelium. A small patch on a window sill left untreated for a season can spread into the wall framing, the subfloor, and adjacent structural members.
Termite colonies grow over time and consume more wood as the colony expands. A drywood termite infestation that begins in a piece of door framing can spread to adjacent framing members, roof rafters, and floor joists over the course of years. Subterranean termite colonies can be enormous — a mature Formosan termite colony may contain millions of workers actively consuming wood throughout a structure.
The structural consequences of advanced dry rot or termite damage are serious. Load-bearing members that have lost significant cross-section due to either problem can fail under normal loading conditions — which is why any suspected structural wood damage needs professional assessment rather than monitoring.
What the Repair Process Looks Like
Repairing Dry Rot
Effective dry rot repair requires three things: removing all affected wood, treating the surrounding area to eliminate any remaining fungal presence, and addressing the moisture source that allowed the rot to develop in the first place. Skipping any of these steps results in recurrence.
In cases where the dry rot is localized and hasn’t reached structural framing, the affected wood can be cut back to sound material and replaced with new, properly treated lumber. Epoxy wood consolidants and fillers are sometimes used for non-structural applications like window sills and trim where replacement isn’t practical.
When dry rot has reached structural framing members — wall studs, floor joists, roof rafters — those members need to be replaced or sistered with new lumber to restore structural integrity. This is not a cosmetic repair; it requires proper assessment of the extent of the damage before a repair scope can be determined.
Repairing Termite Damage
Termite damage repair always involves two separate tracks: eliminating the active termite infestation and repairing the structural damage the termites have caused. Both must be addressed — repairing the wood without treating the infestation means termites return to the repaired area. Treating the infestation without repairing the damage leaves structurally compromised wood in place.

Prevention: Keeping Both Problems Out of Your Florida Home
Keep wood away from soil contact. Ground contact provides both a moisture pathway for dry rot fungi and a direct entry point for subterranean termites. Any wood that contacts soil — deck posts, fence posts, siding that reaches the ground — should be pressure-treated lumber rated for ground contact, and even then should be inspected regularly.
Maintain proper caulking and sealing around all exterior penetrations, windows, and doors. Moisture that enters wall cavities through failed seals is one of the primary drivers of dry rot in Florida homes. An annual re-caulk is inexpensive insurance.
Ensure proper ventilation in crawl spaces, attics, and enclosed wall cavities. Stagnant, humid air in enclosed spaces creates the moisture conditions that dry rot fungi require. Adequate ventilation keeps these spaces drier and less hospitable to fungal growth.
Have your home inspected for termites annually. In Florida, this is not an optional luxury — it is essential maintenance. Licensed pest control companies perform termite inspections that can identify activity before it becomes structural damage. Many Florida homeowners maintain an ongoing termite bond that covers both monitoring and treatment.
Address any roof leaks, plumbing leaks, or drainage issues immediately. Moisture is the common denominator in dry rot, and it’s a contributing factor in subterranean termite activity as well. A home that is kept dry is significantly more resistant to both problems.
