The same wood in Central Florida needs meaningful maintenance every one to two years to stay in good condition.

Naturally durable wood species — including ipe, teak, and cypress — offer good resistance to decay and insects without pressure treatment, but they are expensive, require specific finishing products, and in some cases are sourced from tropical forests in ways that raise sustainability concerns.

Whatever material is chosen for the deck surface, the structural framing should always be pressure-treated lumber rated appropriately for the application — this is not an area where cost savings on materials are appropriate given the structural and safety implications.

Annual Maintenance: What to Do and When

Spring Inspection and Cleaning

The transition from Florida’s dry season to rainy season — typically March through May — is the best time for a comprehensive deck inspection and cleaning before the wet months put the structure through its annual stress test.

Start with a thorough visual inspection of every component. Look at each deck board for checking, splitting, warping, or soft spots that indicate decay. Pay particular attention to end grain — the cut ends of boards — which are the most moisture-absorptive and most decay-prone parts of any board. Press on any area that looks discolored or soft — sound wood resists firm pressure; decayed wood yields.

Inspect the structural framing beneath the deck surface if it’s accessible. Look at the joists, beams, and posts for any signs of moisture damage, fungal growth, or insect activity. Check post bases and any point where framing contacts the ledger board for signs of rot or termite activity — these are the highest-risk locations for moisture accumulation and pest entry.

Check all hardware — joist hangers, post caps, deck screws, and lag bolts — for corrosion. In Florida’s humid, salt-influenced air, even galvanized hardware corrodes faster than in other climates. A solid-color stain provides the maximum UV protection of any penetrating finish and is the appropriate choice for wood that has already developed significant surface checking or graying.

Film-forming finishes — traditional paints and some solid stains — seal the wood surface with a continuous film that provides excellent initial protection but eventually peels and requires removal before refinishing. On a deck surface that receives foot traffic and significant moisture cycling, film-forming finishes tend to peel faster than penetrating stains, making penetrating products the better long-term choice for deck boards.

Reapplication frequency in Florida is significantly shorter than finish manufacturer recommendations suggest — those recommendations are calibrated for average climate conditions, not Florida’s UV intensity and rainfall. A quality penetrating stain on a Florida deck typically maintains adequate protection for one to two years before reapplication is needed. Inspect the finish annually and plan to reapply whenever the wood is beginning to absorb water rather than beading it.

End-of-Summer Inspection

A second inspection at the end of Florida’s storm season — October to November — catches damage from summer storms and identifies any conditions that developed during the wet months and need to be addressed before the dry season allows them to set and worsen. Look specifically for any wood that has moved — boards that have warped, cupped, or split — and for any new soft spots that weren’t present in the spring.

This inspection is also the right time to check all stairs, handrails, and railings for structural soundness. Apply load to railings by pushing on them — they should be solid with no movement. Stairs should be checked for soft treads and secure stringer connections. Any movement in railings or instability in stairs is a safety issue that needs to be addressed promptly.

Common Deck Repairs and When They’re Needed

This is not a repair that can be safely deferred — a structurally compromised post is a safety hazard for anyone using the deck. Post replacement requires temporarily supporting the beam or structure carried by the post, removing and replacing the post, and confirming that the footing beneath it is adequate.

Inspect fence posts at the base annually by pressing firmly against the post — a post that rocks has lost its structural anchor in the ground and needs to be replaced before the fence section it supports fails. Boards that have rotted at the base — common in Florida where fence boards sit close to the ground — should be replaced and the replacement boards set with at least two inches of clearance between the board base and the ground surface.
